This update contains exciting new features and enhancements that will benefit you and your business.

You may download the update from this site, or if you prefer to receive a CD-ROM by mail, we require that you fill out, sign, and submit a Software Update Request form via U.S. mail or Fax. The updates will be processed in the order received. This new and exciting module is an easy-to-use, fully integrated document imaging and management system that enables you to capture paper and electronic documents from disk or directly from any TWAIN-compliant device such as scanners and cameras, and store them in one location, and most importantly attach them to specific loans for easy retrieval at any time. And best of all – It’s free!

Easily attach relevant documents such as PDF files, spreadsheets, letters, contracts, pictures – anything you need to track so that everything is in one place, and stop the frustrating and time consuming task of searching for loan-related documents.

Consumer Credit Reporting (Metro-2)

The Consumer Credit Reporting module of The Mortgage Office™ enables you to report borrower credit information to the four major consumer credit agencies: Equifax, Innovis, Experian and TransUnion. This new optional module integrates seamlessly with the Loan Servicing module, providing an affordable in-house software solution.

Assistant-Driven Metro-2 File Generation. The Metro-2 Reporting Assistant guides you through the necessary steps to generate a Metro-2 compliant file. During the generation process, the assistant gathers the information already stored in your loan and payment history files to create the export file which is ultimately delivered to the credit bureaus of your choice.

Detailed Audit and Errors & Exemptions Reports. To help you ensure that only accurate credit histories are reported to the consumer credit agencies, the Metro-2 export assistant validates the information gathered during the file generation process and produces the Export Audit Report and an Errors and Exemptions Report.

Loan Aging Trial Balance with User Defined Aging Periods & Charts

Enhancements to the Loan Aging and Trial Balance Report allow you to define your own custom aging periods. Additionally, new charting features provide a visual representation of your loan aging. The charting includes numerous options that allow you to customize the look of the chart. Choose from pie or bar charts, 3 or 2 dimensional, and complete control over color schemes. The "preview" option allows you to view the report on screen first

Keep your ARM & HELOC index rates up-to-date with this new web service available free-of-charge from Applied Business Software.

Applied Business Software now compiles 5-years of historical values for the most widely used indexes for Adjustable Rate Mortgages (ARMs). These historical index values are regularly updated and offered free of charge to our licensed users of the ARM (Adjustable Rate Mortgages) module for download from within The Mortgage Office™.

Lines of Credit

The Lines of Credit (LOC) module has been enhanced to allow you to select on a per-loan basis whether or not to compound finance charges and if amounts held in trust (escrow) are to be considered when calculating finance charges.

New Custom Reports Available for Download

Four new custom reports have been added to the download section of The Mortgage Office Online™.

  • Lender Funding Analysis Report (Recordset) (1)
  • Lender Funding Analysis Report (Collection) (1)
  • Lender Payment Distributions Statement
  • Loans Statistics Report
Note (1): The Recordset and Collection versions are created mainly for educational purposes and take different approaches to generate the same identical report. Users interested in creating their own custom reports can learn much by reviewing the underlying VBScript code.
 
Loan Origination

Document Maintenance has been enhanced...in both Sales of Existing Note and Line of Credit transactions to enable you to easily share documents across different types of transactions without duplication. For example, you can now designate a document to be used in both Sales of Existing Note and Line of Credit transactions.

This is effortlessly accomplished by editing the document's properties and selecting one or more transaction types from the list. From now on, the document will only appear on the selected transaction types.

 
Escrow Administration

The Escrow Administration module, which fully automates the tasks associated with maintaining escrow accounts on behalf of borrowers, has been enhanced to include the ability to view, edit, cancel or delete pending modifications created during the escrow analysis process.

Collateralized Mortgage Obligations (CMO)

The Collateralized Mortgage Obligations now supports alternate payer information records for the holder file. These alternate records are necessary when the information that must be reported to the IRS differs from the information contained in the holder file. The alternate payer reporting information is used when printing IRS Form 1099-INT.

Other Additions, Modifications & Corrections

This section includes minor enhancements, modifications and corrections included in this release of The Mortgage Office™. Many of these are the result of suggestions made by customers and help us improve The Mortgage Office™ to better meet your needs.

Loan Servicing Graduated Terms Mortgages (GTM). As an alternative to Delete, users now have the ability to 'Cancel' pending modifications.
Reminders Windows XP Style. A cosmetic bug in the Reminders window that occurred while using Windows XP Silver style has been corrected.
Loan Servicing Lines of Credit. A new message has been added to warn users during payment entry of a missing or invalid loan's funding date.
Loan Servicing

Payment Entry. When entering 'Other Payments' to loans with pending modifications we now display a warning message and the user is allowed to continue and apply the payment.

Borrower Late Report. When printing the late report, loans without a maturity date no longer generate an error.

Online Help Online User Documentation. Many new topics have been added to The Mortgage Office online documentation.

Adjustable Rate Mortgages. The Audit Report has been enhanced to include the loan's amortization type, the recast to date and the maturity date.

Regional Settings Options

Canada. A new option has been added to the regional settings to support Canadian date formats such as dd/mm/yy or mm/dd/yy in addition to the provinces.

Lines of Credit. The finance charges summary section of the billing statements is now sorted properly.

Trust Accounting Mailing Labels. A problem printing mailing labels for clients, payees or payers in the Trust Accounting modules has been corrected.
Document Manager Custom Letters. The User Defined Fields (UDF) were not supported properly when using borrower fields during the creation of a Funding letter.
Loan Servicing Graduated Terms Mortgages (GTM). Under certain circumstances, the new total payment amount was not properly calculated when printing a notice to the borrower.
Calyx Import Import Wizard. The Lines of Credit and Adjustable Rate Mortgages fields are now properly initialized when importing a loan from Calyx Point.
Genesis Import Import Wizard.The Lines of Credit and Adjustable Rate Mortgages fields are now properly initialized when importing a loan from Genesis 2000.
Loan Origination Export Wizard. A problem exporting a loan with graduated terms from Loan Origination to Loan Servicing has been corrected.
Loan Origination Export Wizard. The Export Wizard now handles exporting loans with a short first payment correctly.
Loan Servicing Grid Display Order. The Graduated Terms Mortgages and Adjustable Rate Mortgages scheduled payment changes grids have been modified to sort in ascending order instead of descending order.
News Alerts The popup News Alerts no longer activate with focus or give focus back to parent. This caused The Mortgage Office to be activated and placed on top of Z-Order.
Loan Servicing

Lines of Credit. The statement billing process now takes into account weekends and holidays in determining whether or not to assess a late charge.

User Security Group Membership. The currrent user group membership was not persisted between logins.
Loan Origination Escrow Trust Ledger. The register report was not printing client amounts correctly.
Loan Servicing Lines of Credit. Users now have the option on a per-loan basis to compound (or not) finance charges during billing.

Lines of Credit. You may now select to print the Account Closing Statement by right-clicking on the loan files and activating the context sensitive menu. This new option is found under the Transactions menu item.

Event Journal. When the event journal report is printed or previewed from a loan, lender or vendor file it will only include the grid's contents.

NSF & Reversals. To maintain compatibility with the Trust Accounting module, the received date of reversals and NSFs is now the date of the reversal.

User Defined Fields (UDF) Yes/No. The Yes/No data type (boolean) will now accept "Yes", "Y", "No", "N", "T" and "F" in addition to "True", "False", "0" and "1" as valid inputs.
Trust Accounting Reconciliation. The deposit and check grids are now, by default, first sorted by date in ascending order, then by amount in descending order. The subsort by amount in descending also occurs if the user clicks on any of the other column headings.
Collateralized Mortgage Obligations Automated Certificate Rate Change. Although the certificates were correctly updated, the report showed incorrect old rate, and new rate values. This has been corrected.
Loan Origination Terms. A problem saving loan terms for loans with single-payment terms has been corrected.
Loan Servicing Lines of Credit. Corrected possible discrepancies in certain situations when calculating accrued late charges for lines of credit.
ACH Express

Facsimile Transmittal Phone Number. The ACH Options have been enhanced to enable you to enter the phone number that prints on the facsimile transmittal form.

Reminders A problem when adding a reminder for a date selection not currently displayed in the grid has been corrected.
Loan Servicing Lines of Credit. Under certain situations the finance charge summary section of the billing & final statements displayed incorrect amounts for lines of credit not compounding finance charges. This has been corrected.
DRE Reporting RE 881. This report was not accounting properly for draws and non-cash adjustments made on lines of credit. This has been corrected.
Loan Servicing Lines of Credit. You may now select on a per-loan basis whether or not amounts held in trust (escrow) are to be considered when calculating finance charges.
